Other US cities working to nab SA's gateway tag

San Antonio, because of its multicultural roots and its proximity to the border, has long fancied itself as the gateway to Mexico -- a designation that carries with it increasingly important economic ramifications.

But attempts by a host of political and business leaders to create more transparent U.S borders has resulted in new competition for San Antonio -- including from some cities that are situated a thousand miles or more from Mexico.

Sharon embraces retail zone

Even to outsiders, the town of Sharon has long been known as an attractive bedroom community, though an expensive one because of its high property values and taxes and its stubborn resistance to commercial development.

Now, in what some are calling a watershed moment, this sleepy suburb near Interstate 95 has awakened to embrace a plan to bring a retail and office project to a 57-acre site next to the highway.

A Special Town Meeting attended by nearly 2,000 residents recently voted overwhelmingly to support zoning changes and other measures needed for the proposed lifestyle center, known as Sharon Commons. Michael Intoccia of Foxborough and the Congress Group of Boston, who are jointly developing the upscale project, plan to begin seeking permits in June, with hope of breaking ground next year.

'Growth monster' keeps on moving in Gilbert

Fairview Street, on a Gilbert county island, seems to have gone back in time. Children play in the street. Residents ride their horses freely outside the large lots of an acre or more. Watch audio slideshow And road rage that neighbors say had taken over the 25 mph county road just south of the Santan Village Parkway exit of Loop 202s Santan Freeway has been stopped by temporary barricades. Its pretty quiet now that we dont have the rat race going on, said Larry Krugen, appointed president of the Higley Ranches Homeowners Association, as he recently walked down the closed street. This is the way the neighborhood used to be five years ago. Now we can get up on our horses. We can go for walks, see kids playing. But changing times threaten to shatter that serenity. The traffic barricades, put up to keep out cut-through traffic coming off the freeway, will be taken down as Maricopa County officials study the traffic problem.

Massive open-air mall gets go-ahead

MANTECA — A massive open-air mall anchored by an oasis for outdoor enthusiasts has been given the green light by the City Council.

The council Monday night unanimously approved a development agreement with Tennessee-based Poag & McEwen to build a 746,740-square-foot "lifestyle center" of retail, restaurants, cinemas, lodging and outdoor gathering places.

"This is a goal we've been working towards for a long time, it's going to be a gem for the city," Councilman Jack Snyder said.

The core of the Promenade Shops at Orchard Valley is Northern California's first Bass Pro Shop, a popular retail store for fishing and hunting gear. Some stores in the Midwest offer demonstrations and hands-on experiences — enough to keep visitors entertained for hours.

In his research of other Bass Pro Shops in the East and Midwest, Councilman Steve DeBrum said he found that patrons spend an average of three to four hours in the stores, compared to about an hour in normal retail shops.
